Buying a new house or condo is likely to be the biggest purchase you will ever make.  Buying a house or condo from a builder is not only the biggest purchase you will ever make, but it is also a learning experience.

It is a common occurrence that we will take the time to educate ourselves when we are purchasing an appliance, computer, ipod, car, pretty much any expensive item.  We want to make sure that we understand what we are getting, and how it will fit into our lives easily.  We want to make sure that we understand the warranties, return policies, and most importantly, how they work.  It’s interesting how we don’t do that when we purchase a new home from a builder.

Oh, we do take the time to find the neighbourhood that we want to live in, and we will look for that perfect floor plan. What we don’t do is, take the time to learn the policies and procedures that are in place when we buy a new home from a builder.  Although buying a new home should be a very happy and exciting experience, it usually turns into a stress-full, anxiety ridden experience.  Why? Because we don’t realize that we need to become educated just like we do when we buy any expensive item. I have met so many homeowners throughout the years who felt blindsided because they didn’t realize how much there really is to know when buying a house or condo from a builder.  They were disillusioned because they were expecting an easy, fun experience, only to be angry and frustrated.  Many of my clients have told me the same thing, (and I get quite a few clients who are not first time buyers).

It just makes sense that when we understand what to expect, and we know what we need to do, there is nothing to get stress-out about.  We are able to work cooperatively with our builders, because we understand the procedures.  We realized that there are time lines, forms to filled out, our responsibilities, the builders responsibilities, we understand everything that would normally cause stress if we weren’t educated.

So, take the time to find that perfect house or condo in your ideal neighbourhood.  After you do that, make sure you then take the time to learn everything there is to know about the policies and procedures.  Trust me, you will be so happy that you did, because you will turn a potentially negative experience into what it should be, happy and exciting.  I always tell people, that you can’t go wrong when you are under the umbrella of knowledge.
